A Pune checklist for evaluating shop frontage, floor location, footfall, permissions, possession, maintenance and leasing potential.

A shop in a new Pune commercial project should be evaluated as an operating location, not just as an area measurement. Ask how customers will arrive, where they will park, which businesses will open nearby and when the project will actually become active.

Inspect the physical position

Record frontage, visibility from the road, floor, approach, lift or escalator access, service entry, loading route, signage zone and usable internal shape. Upper-floor shops can work for destination businesses but may not suit impulse retail.

Verify operating rights

Confirm sanctioned commercial use, permitted business category, fire and access requirements, power load, water, drainage, exhaust and signage permissions. Review the association or facility-management rules for operating hours, deliveries and fit-outs.

Check delivery and possession risk

Match the unit to the MahaRERA registration and proposed completion date where applicable. Read the Agreement for Sale, possession conditions, common-area charges, maintenance start date, parking rights and defect obligations.

Before booking, visit comparable shops at different times and speak with existing tenants about actual footfall, occupancy and monthly charges.
