How to Calculate the Complete Cost of Buying a Flat in Pune

Calculate the real cost of a Pune flat by including the base price, taxes, registration, parking, maintenance, fit-out and finance charges.

The advertised base price is only one part of the cost of buying a Pune flat. Prepare a written cost sheet before booking in locations such as Wakad, Hinjewadi, Baner, Balewadi, Kharadi, Tathawade or central Pune.

Include these purchase costs

  • Agreement value based on the stated carpet area.
  • GST where applicable for an under-construction property.
  • Maharashtra stamp duty and registration charges.
  • Parking, floor-rise, preferential-location and infrastructure charges.
  • Legal review, loan processing, valuation and insurance costs.
  • Maintenance advance, society or sinking-fund contribution and utility deposits.
  • Interior work, appliances, moving costs and initial repairs.

Separate recurring costs

Estimate monthly maintenance, property tax, electricity, water, insurance, loan EMI and periodic repairs. Ask whether maintenance begins at possession or an earlier handover stage and get every charge in writing.

Make the comparison fair

Compare the total cash required before possession and the total monthly cost after possession. Ask the promoter to explain any “included” item and preserve the quotation with the Agreement for Sale.
