Pune office demand is shaped by employee commute, public transport, road congestion, internet and power reliability, building operations and the availability of competing workspaces. A good IT-corridor investment should work for an actual occupier, not only on a location map.
Compare the micro-market
Evaluate Hinjewadi, Baner, Balewadi, Kharadi, Viman Nagar and other employment nodes separately. Compare travel time at peak hours, access to housing, parking ratios, nearby food and services, public transport and the quality of the surrounding business ecosystem.
Check the office building
Review net usable area, efficiency, floor plate, lifts, power backup, HVAC, internet providers, fire systems, visitor management, maintenance charges and fit-out rules. Confirm whether the unit can be combined, subdivided or leased as proposed.
Protect the investment
Verify title, approvals, MahaRERA details where applicable, permitted use, possession terms and the project's actual construction progress. Model vacancy and fit-out downtime, especially if the investment depends on one large tenant.
Visit on a working weekday and ask neighbouring occupants about recurring costs, traffic, water, generator use and facility-management response times.
