Carpet Area vs Built-up Area vs Super Built-up Area in Pune

Understand the area terms used in Pune flat advertisements and compare homes using the legally relevant carpet area.

When comparing flats in Pune, the same apartment can appear to have very different sizes depending on the area used in the advertisement. Always ask for the carpet area, built-up area and super built-up area separately.

Carpet area

Under RERA, carpet area is the net usable floor area, excluding external walls, service shafts, exclusive balcony or verandah area and exclusive open terrace area, while including internal partition walls. Review the exact definition in the RERA Act on India Code.

Built-up and super built-up area

Built-up area generally adds wall areas and may include an attached balcony. Super built-up area commonly adds a proportionate share of common areas such as lobbies, stairs and lifts. These terms are not always used consistently, so ask the promoter for the calculation sheet.

  • Compare price per square foot on carpet area.
  • Confirm balcony, terrace and parking areas separately.
  • Match the area to the MahaRERA project record and Agreement for Sale.
  • Check room dimensions and furniture usability during a site visit.

Do not choose a flat based only on the largest number in a brochure.
