Leasehold vs Freehold Commercial Property in Pune

Freehold and leasehold describe different rights in the property. The label alone is not enough: the deed, lessor, remaining term, transfer conditions and permitted use determine the practical value.

Freehold

Freehold ownership generally provides broader long-term rights, subject to title, planning rules, building permissions, taxes and society or association obligations. Verify that the seller has clear authority and that no restriction affects the proposed commercial use.

Leasehold

Read the original lease and every assignment. Check the remaining term, renewal formula, transfer or subletting consent, ground rent, premium, change-of-use restrictions, lender requirements, repair obligations and what happens at expiry.

Pune transaction checklist

Ask the authority or lessor for written confirmation of dues and transfer requirements. Have the lawyer check registration, stamp duty, lender acceptability, encumbrances and whether the building and unit match the lease plan.

Compare the effective cost over your holding period, including renewal uncertainty and exit liquidity. A lower purchase price may reflect a shorter or less transferable right.
