Retail shop
Check frontage, signage, pedestrian movement, delivery access, permitted use, common-area charges and the relationship between ground-floor and upper-floor units. Ask for actual footfall data and inspect the location on both a weekday and weekend.
Showroom
Showrooms need display depth, road visibility, parking, loading access, signage permissions and adequate electrical capacity. Confirm that the building and local authority permissions support the proposed activity.
Compare each option using net usable area, total occupancy cost, expected revenue, vacancy risk and resale demand. Do not treat a lower ticket price as better value without checking the reason.
