How to Verify a MahaRERA Project in Pune Before You Buy

Buying a home or commercial unit in Pune is a major financial decision. A MahaRERA search is one of the most useful checks a buyer can complete before paying a booking amount, but it should be treated as a starting point for due diligence rather than a substitute for reviewing the documents.

1. Search the project on the official MahaRERA website

Open the official MahaRERA website and use the registered projects search. Search by the project name, promoter name, registration number, or Pune project location. Compare the result with the developer's advertisement, brochure, offer letter, and sales communication.

Check that the project name, promoter entity, address, phase, and registration number all match. A large development may have separate registrations for different buildings or phases, so do not assume that one registration covers the entire layout.

2. Check the registration status and proposed completion date

Review the registration status and the proposed completion date shown in the MahaRERA record. For an under-construction project, compare this date with the possession date promised to you in writing. Ask the promoter to explain any difference and keep the answer with your booking documents.

3. Review the promoter and land details

Confirm the legal name of the promoter, landowner or investor details, registered office, and the professionals listed for the project. Check the title and encumbrance documents available in the project record, then ask a property lawyer to verify the title chain, development rights, mortgages, litigation, and authority to sell the unit.

4. Review approvals, plans, and the exact unit

Compare the sanctioned plans, building details, apartment number, carpet area, floor, orientation, parking allocation, amenities, and common areas with the sales offer. Pay particular attention to the carpet area because the agreement and price comparison should be based on the legally relevant area, not only a super built-up figure used in marketing.

For a commercial property, also check the approved use, fire and access requirements, loading or service access, signage rules, parking, and whether the proposed use is permitted for the building and local authority zone.

5. Read the agreement before paying the balance

Do not rely only on a brochure or a WhatsApp promise. Have the Agreement for Sale reviewed before signing. Check the payment schedule, possession date, interest clauses, cancellation terms, taxes, maintenance deposits, parking, utility charges, alteration rights, defect obligations, and the process for recording changes.

Keep receipts for every payment and make payments only to the authorised promoter account named in the documents. Do not pay cash or send money to an individual broker account without written verification.

6. Check the project's latest updates

MahaRERA expects project information to be kept up to date. Review the project's progress, uploaded documents, building-wise completion information, complaints or orders, and any revised completion date. 7. What to do if there is a problem

First create a written record: send a clear email, preserve the agreement and receipts, and save photographs, notices, and promised timelines.
